Of course, hopefully the new version is clearer. I explained in more details the main inferences and removed an assertion that was not necessary for the reasoning and might thus have been misleading.

I think there is a misunderstanding. The border cases are easy: $U_{max}(0,\cdot) = U_{max}(\cdot,0) = 0$, since you cannot search any room in either case.
